Design of Two Contemporary Holiday Residences in Agia Pelagia
About the project
The architectural study concerns the design of a small residential complex located near the central square of Agia Pelagia in Heraklion, Crete. The project was developed with the aim of creating two spacious and independent apartments designed to operate as short-term holiday rental accommodations.
The architectural approach focused on creating a building with a contemporary aesthetic and a minimalist design language that responds to the needs of modern hospitality, offering comfortable interior spaces and carefully designed outdoor living areas.
Each apartment is organised with a functional layout and includes two bedrooms, a living room with a fireplace, a kitchen, a dining area, and a large bathroom. The floor plan follows a linear arrangement, where the kitchen, dining area, and living room are positioned sequentially, creating a bright and unified living space for everyday use.
The Challenge
The main challenge of the project was the small and complex plot, which required careful positioning of the building in order to fully utilise the available space.
The design needed to successfully achieve three key objectives at the same time:
- the creation of two spacious and functional apartments
- the inclusion of basement auxiliary spaces
- the organisation of shared outdoor areas for guests
The final placement of the building within the plot allowed for the creation of private verandas, sheltered outdoor spaces, and a welcoming entrance environment.

Our Approach
Architectural Composition
The building was designed with clean geometric lines and a restrained architectural vocabulary. The composition is based on simple volumes organised around the main living spaces, creating a contemporary yet timeless architectural result.
Large terraces and openings allow abundant natural light and establish a strong visual connection with the surrounding outdoor areas, enhancing the overall guest experience.
Interior Layout
The interior organisation is based on a linear floor plan that allows a smooth transition between the main living areas.
The layout includes:
- a kitchen directly connected to the dining area
- a living room with a fireplace serving as the focal point of the space
- two bedrooms
- a spacious bathroom
The simplicity of the layout ensures functionality, comfort, and ease of use for guests.
Outdoor Spaces and Shared Areas
Particular emphasis was placed on the design of the outdoor spaces, which function as a natural extension of the interior areas.
A barbecue area and a shaded pergola were created within the courtyard, while the entrance to the property was designed using stone elements that give the complex a warm and welcoming character.
The outdoor spaces in front of the building serve as shared relaxation areas for guests.
Technical Solutions and Energy Performance
To improve the building’s energy performance, an external thermal insulation system was applied to the building envelope. The heating system combines ceiling heating with radiators in the bedrooms.
These solutions ensure thermal comfort and efficient energy performance throughout the year.

The Result
he project was completed in 2018 and now operates as a contemporary tourist accommodation close to the centre of Agia Pelagia.
The combination of minimalist design, functional interior spaces, and high-quality construction creates a comfortable and welcoming hospitality environment.
The careful use of the limited plot allowed the development of two spacious apartments with privacy and well-designed outdoor areas, increasing the value of the investment in the tourism sector.
