CNP: A Landmark Apartment Hotel for the City
About the project
CNP Luxurious Suites is an urban apartment hotel in Heraklion, fully designed and delivered by our studio. The concept draws inspiration from the life and travels of Captain Napoleon Paterakis (CNP): a sanctuary for modern explorers where space, calm and understated luxury coexist. The building includes a reception and snack bar at ground level, a pool and rooftop with a planted terrace, and three suite typologies — maisonettes, studios, and one-bedroom apartments.
The Challenge
Our task was to bring together:
- the property’s strong narrative identity (sea journeys, cosmopolitan spirit, the captain’s story),
- the operational flexibility of an apartment hotel (short-stay/long-stay leasing with the option to sell individual units in the future), and
- a landmark architectural solution that elevates the street and “breathes” with the neighbourhood.
Our Approach
A New Architectural Idea
The previous structure was demolished and CNP was redesigned from the ground up. The volume was placed slightly set back from the street line to open the public realm, while the mass rises vertically. Projections and recesses are organized into two dynamic traces, creating the impression of floating elements that wrap the building and give it a strong urban identity.
Program & Common Areas
The ground floor accommodates the reception and snack bar in open dialogue with the city. The rooftop offers a planted terrace with a pool and lounge areas for a skyline experience. The basement houses parking, storage and linen rooms.
Room Typologies & Nautical-Themed Hospitality
We developed three unit types — maisonettes, studios, and one-bedroom suites — each with a fully equipped kitchen, bathroom, generous balcony, and natural light/ventilation to the bathrooms. From the third floor upward, guests enjoy sea views.
Every floor carries a distinct nautical theme, inspired by the captain’s sea routes and Greek literary references. The theme informs color palettes (sea/horizon hues), materials and textures (wood, linen, metal details with patina) and graphic/art elements. As a result, every suite is unique in layout, materials and name. Guests can choose the floor/theme that resonates with them, creating a genuinely personalized stay that differentiates each level and apartment.
Interior Design, Lighting & Materials
We delivered the interior design, lighting design and FF&E selection. Durable, refined materials ensure timelessness and ergonomics, while architectural lighting highlights the building traces and binds the narrative, carrying the nautical concept seamlessly from common areas into the private suites.
Energy & MEP
The building features high-performance glazing, external thermal insulation, heat pumps for heating/cooling with slot diffusers in rooms and common areas, and domestic hot water produced via a heat pump.
Apartment-Hotel Flexibility
The typology and unit subdivision provide commercial agility: a mix of short-term and long-term leasing, plus the option for future sale of selected units, safeguarding enduring asset value for the owner.
The Result
Completed in 2025, CNP Luxurious Suites is ready to welcome guests: a neighborhood landmark that raises the bar in aesthetics, materials, and guest experience, translating the captain’s cosmopolitan outlook into contemporary, themed urban hospitality.
