Architectural Design and Construction of a Villa in Heraklion
About the project
The project covers the design and construction of a single-storey villa on a 300 sq.m. plot in Kavrochori, Heraklion, with an infinity pool, a mix of modern and traditional features, and provisions for a future upper floor. The property serves as both a private residence and a short-term rental.
The Challenge
This project involved the design and construction of a modern villa with traditional touches, ensuring it blends harmoniously into the settlement of Kavrochori. The 300 sq.m. plot is located on an elevated hill, offering unobstructed views of the sea and the city of Heraklion. The challenge was to maximise the site’s potential, create a layout adaptable for future expansion, and combine modern living comfort with traditional architectural elements.
Our Approach
Design with Future Expansion in Mind
The design included a single-storey residence with a swimming pool, without a basement, but with provisions for the future addition of a second floor. The entrance is positioned at the rear, with parking spaces and a pedestrian entry accessed via a ramp.
Blending Modern and Traditional Styles
A wooden canopy welcomes and shelters guests at the entrance. Inside, the open-plan living, dining, and kitchen areas are centred around a modern fireplace with expansive views. Stone, plaster, and wood are harmoniously combined, while wooden ceiling beams in the kitchen and an arched opening between spaces merge modern and traditional styles.
Bedroom and Bathroom Layout
At the rear of the house, two spacious bedrooms and bathrooms are designed in clean white tones, maintaining a bright and minimalist aesthetic throughout.
Outdoor Spaces and Pool
In front, the infinity pool is complemented by terraces and green spaces, creating a relaxing setting that combines water and nature. A semi-covered area in front of the pool serves as a lounging space with sea views, while a second green area below the pool can be used for exercise or sunbathing.

The architectural design and construction of the villa in Heraklion delivers a residence that combines contemporary design with traditional charm, offering flexibility for both owner use and short-term rentals. The clever use of space, refined detailing, and panoramic views make it a high-quality, timeless property.
