Conversion of a Restaurant into Two Luxury Villas
About the project
The project included the complete renovation and conversion of an old restaurant into two luxury ground-floor villas, along with the redesign of all outdoor areas and infrastructure upgrades. Our firm undertook the entire renovation: from architectural design and interior design to construction supervision and delivery.
The Challenge
This project involved the transformation of a former seaside restaurant into two independent luxury villas designed to offer privacy, comfort, and a contemporary aesthetic while maintaining a strong connection with the surrounding landscape and sea views.
The challenge was to completely redefine the building’s identity, from a single hospitality space to two autonomous residences of high architectural quality, each functioning as a premium accommodation experience.


Our Approach
Architectural Design and New Identity
The original building was redesigned from the ground up to form two self-contained villas on the ground floor, each with its own entrance and private courtyard.
The new layout ensures fluid spatial continuity, generous openings toward the outdoors, and unobstructed sea views. The form of the building was refined with clean geometric lines and balanced proportions, integrating harmoniously with the surrounding landscape.
Interior Design
Each villa was designed with functionality and spaciousness in mind. The interiors feature an open-plan living and kitchen area, large window openings, and a bright, airy atmosphere.
The material palette combines natural tones, wood, and stone textures, creating an atmosphere of warmth and refined simplicity.
Finishes and furnishings were selected for durability and timeless elegance, while the lighting design enhances depth and ambience, adapting to different moods throughout the day.
Exterior Design
The entire property was re-landscaped to achieve a unified and serene outdoor environment:
- Private courtyards with lounge areas, outdoor dining spaces, and greenery extending the natural vegetation of the site.
- Stone retaining walls, pergolas, and pathways using natural materials to ensure coherence and harmony.
- Native planting schemes that blend the built and natural environments seamlessly.
Infrastructure and Energy Upgrade
The project included a complete renewal of the mechanical and electrical systems, with the installation of energy-efficient windows, insulated building envelope, and modern heating–cooling systems.
Optimized orientation and natural ventilation improve the building’s overall energy performance and comfort.

The Result
Delivered in 2025, the former restaurant was transformed into two luxury villas with distinctive architectural character and strong market appeal.
The redesign achieved a perfect balance between privacy and connection to nature, creating a refined accommodation concept that combines simplicity, authenticity, and comfort in the coastal setting of Rodakino.
