Panor Villas: A Small Neighbourhood of Luxury Villas with Pools and Sea Views
About the project
Construction and management of Panor Villas in Rethymno, a complex of 5 luxury villas with private pools and 9.4/10 guest rating on Booking.com.
The Challenge
The Panor Villas project was developed as an investment on a large olive grove, with the goal of creating a small neighbourhood of luxury residences. The challenge was to make the most of the site’s prime location, offering uninterrupted sea views, privacy for each villa, and commercial flexibility for future use.
Each villa, with a footprint of just 80 sq.m., had to comfortably accommodate up to 5 guests, including two bedrooms, a bathroom, and open-plan living areas.

Our Approach
Functional Layout
The first and last building volumes were placed at the edges of the plot, while the three central villas were positioned in the middle, forming a balanced layout reminiscent of a small community. Each villa was designed with separate pedestrian and vehicle entrances, its own pool, and private garden.
Architectural Integration into the Landscape
The combination of tiled roofs and light wooden pergolas adds variety to the architectural composition. Stone fencing and extensive planting integrate the complex into the natural landscape, offering harmony, privacy, and tranquillity.
Energy Efficiency & Security
All villas were fitted with thermal insulation and energy-efficient frames, while advanced security systems were installed to ensure comfort and safety for residents and visitors.
Investment Flexibility
By creating vertical property divisions, owners have the option to sell part of the complex and retain the rest, ensuring greater commercial flexibility and long-term value.
Management & Promotion
Our office also undertook the management of the villas, listing them on all major short-term rental platforms (Booking, Airbnb, Expedia) as well as through partner travel agencies. This guarantees high occupancy rates and steady rental income.

The Result
