The existing building in Giofyro, Heraklion, consisted of a ground-floor warehouse and four apartments on two upper floors. It presented significant structural and construction issues and required a complete transformation to maximise its investment potential and fully capitalise on its prime location.

Structural Reinforcement & Foundation Work

We raised the height of the ground-floor warehouse by one metre and built a new foundation to support the new apartment floors. The entire building was stripped back and reinforced with shotcrete (gunite), while the columns and beams on all floors were strengthened to achieve maximum structural stability.

Layout Redesign & Facade Upgrade

The original four-apartment layout was transformed into twelve functional apartments (four per floor), each measuring 35–40 sq.m., with one bedroom and a private balcony. Semi-outdoor spaces were created through recessed sections, and the facades were redesigned using glass elements over parapets, exposed concrete features, and a fresh colour palette—giving the building a modern, appealing character.

Materials & Installations

Durable materials were selected to meet the demands of long-term rentals, ensuring resilience and low maintenance. The electrical and mechanical systems were fully upgraded, creating a functional and energy-efficient property.

The architectural design and construction of the apartment building transformed an outdated structure into a high-spec investment property that is structurally safe, visually modern, and fully optimised for long-term use.
