Architectural Design and Construction of a Residence in Linoperamata
About the project
The residence in Linoperamata represents the first section of a developing housing complex, situated on a sloping plot with uninterrupted views of the Cretan Sea. The building was designed in a L-shaped layout to fully utilise the sea view and sunlight, while creating a naturally sheltered outdoor area where the main veranda and semi-open living space unfold.
The Challenge
The key feature of the plot is its steep slope, which required a careful study of spatial layout and accessibility. Our goal was to make full use of the natural terrain without disrupting the harmony of the landscape, while ensuring visual continuity towards the sea from all primary living areas.
The project includes two independent residences:
- On the upper floor, a two-bedroom, two-bathroom apartment designed for permanent residence.
- On the ground floor, a smaller one-bedroom apartment suitable for hosting guests or short-term rental use.
The surrounding landscape was designed to provide easy and unobstructed access to both residences, as well as to organise the outdoor levels efficiently according to the natural slope of the terrain.

Our Approach
Architectural Concept & Layout
The building unfolds in a L-shaped floor plan, allowing it to take full advantage of the sea view and provide direct access from every main room to the semi-open area and veranda. This arrangement enhances the connection between indoor and outdoor spaces, forming a naturally protected relaxation area facing the sea.
Interior Design
The open-plan layout, combining the living room, kitchen, and dining area, was designed with flow and functionality in mind. The fireplace serves as a central focal point, framed by large openings offering unobstructed sea views.
The colour palette revolves around whites and soft, neutral tones, with ceramic tiles in the bathrooms, kitchen, and floors, evoking a sense of lightness and tranquillity.
Materials & Construction Details
Tinted glass on the veranda, wooden pergolas, and a clay-tiled roof outline the building’s structure, adding warmth and character while ensuring durability over time. The basement houses auxiliary and storage spaces, meeting everyday needs without disturbing the aesthetic balance of the design.

The Result
The residence blends harmoniously into the natural landscape of Linoperamata, with an architecture that combines functionality, clean lines, and respect for the environment.
The design also provides for the future construction of two additional residences along the same axis, which will be used for short-term rental, while also allowing for the official ownership subdivision of each unit, adding long-term investment value to the property.
