Design and Construction of a Luxury Villas Complex in Fodele
About the project
Our team was commissioned to design and build a luxury villa complex in Fodele, Crete. The project consists of four independent residences, carefully positioned to sit naturally within the steep hillside terrain and to make the most of the views across the landscape and the wider Fodele area.
From the outset, the main objective of the design was to create a cohesive residential ensemble with a unified architectural identity, while preserving the autonomy and privacy of each individual villa. The proposal was developed so that every residence benefits from uninterrupted views, a private swimming pool, outdoor living areas, and independent access and parking.
The Challenge
The project presented a twofold challenge. First, the four residences had to coexist harmoniously as part of a single architectural composition. Second, the design needed to respond sensitively to the particular conditions of the plot, which is defined by its steeply sloping topography.
The strategic placement of the building volumes and outdoor spaces became a key design tool in addressing these conditions. Through this approach, the project seeks to highlight the natural landscape, maximise views towards Fodele, and create a living experience that is meaningfully connected to the morphology of the site.

Our Approach
Architectural Composition and Site Planning
We organised the development into four distinct villas, shaping each one to provide privacy, comfort, and open views. Rather than treating the hillside setting as a technical limitation, we used it as a core design principle. This approach allowed us to position the volumes strategically, so they relate to one another harmoniously without competing visually or functionally.
Interior Layout and Functionality
Each villa includes three bedrooms, with the master bedroom placed on the uppermost level to maximise privacy. This level also accommodates an en suite bathroom, a dressing room, and balconies with views. We developed the interior layout to support both contemporary hospitality and everyday comfort, combining clear circulation, generous living areas, and a strong distinction between private and shared spaces.
Earthy Aesthetic and Material Palette
The interior design follows an earthy, calm, and refined aesthetic. We use wood in key built-in elements and on surfaces that shape the spatial character, while carefully selected marble finishes add texture, depth, and subtle colour to the otherwise neutral palette. Concealed lighting strengthens the overall atmosphere and gently highlights the geometry of the interior surfaces.
Bedrooms with Transparency and Natural Light
In the bedrooms, we combine wood and glass to strengthen openness, increase natural light, and create a sense of visual continuity. This material dialogue gives the spaces a warm character and a clean contemporary feel, making them restful and inviting.
Bathroom Design with Organic References
In the bathrooms, onyx-effect cladding introduces a rich natural texture and elevates the visual quality of the spaces. We paired this finish with basins and mirrors in softer, more organic shapes, balancing the cleaner architectural lines and creating a more welcoming and sophisticated result.
Outdoor Spaces and Privacy
We designed the outdoor areas as a natural extension of the interior spaces. Each villa includes a private pool, a dedicated parking area, pergolas for shade and privacy, and landscaped green zones that reinforce the feeling of living within the landscape. Stone defines the boundaries of each property, while glazed protective elements preserve uninterrupted views and widen the visitor’s visual field.
Technical Approach and Construction Quality
The construction integrates external thermal insulation, suspended ceilings, air conditioning systems, ceiling heating, and concealed units to ensure high levels of thermal comfort and visual clarity throughout the interiors. We treat the technical resolution of the project as an essential part of the architectural experience, integrating contemporary building systems discreetly and seamlessly into the design.

The result
The luxury villas in Fodele form a contemporary high-specification residential development in which architectural composition, functionality, materiality, and the relationship with the landscape come together as a unified experience. The project is designed not only to offer high-quality accommodation but also to deliver long-term value through an approach that respects the natural topography and highlights the uniqueness of the location.
